Meet the Team

Megan O’Leary

Owner, Keyrenter New England

There is an inside joke amongst property management professionals that no one dreams of becoming a property manager “when they grow up”. The most-asked question amongst a room of property managers is “… and how did YOU end up in this industry”? In 2006, Megan O’Leary found herself accidentally falling into the profession she has truly thrived within.

Like many before her, Megan began as a leasing agent at a large apartment community in Orange County California. True to her nature, she figured out how to shine and succeed quickly, and after a few short months ascended to Assistant Manager, and again to Community Manager.

Megan worked as the Manager of a number of communities with up to 300 residential units, and by the time she moved back to New England in late 2010, Megan became the go-to specialist tasked with turning a distressed community into a well-managed profitable business. This directive was no small feat in Anaheim CA, a fiercely competitive market where nearly 60% of its residents are renters. Luckily, Megan worked under the supervision and mentorship of Chapin Hemphill, a rising star in property management. This was a fortuitous meeting that lead to a strong friendship and eventual business partnership.

Megan polished the required skills to pull off one success after another. She proved to be proficient with leasing, accounting, maintenance management, marketing, tenant management, staff management, capital expense project management, high net-worth individuals, high pressure, and the countless other skills required to succeed.

Back home in New England from 2010 to 2019, the skillset she developed in California was undeniable, and she continued where she left off managing multi-million dollar portfolios that included large apartment communities, single-family homes, and mixed-use properties.

Although they remained in touch throughout the years, in 2016, Megan reunited professionally with Chapin Hemphill, now the Owner Operator of Keyrenter Silicon Valley, to help build his then- start up. Over the course of the next 3 years, Megan and Chapin added “proven entrepreneur” to their skill sets as they built a profitable property management business and a profitable maintenance company at the same time. In February 2019, Megan and Chapin became partners of Keyrenter New England, based outside of Manchester, NH.

With plans to open offices in additional California and New England markets, Megan has set no entrepreneurial limits within property management, the “accidental” industry she has flourished within.

Chapin Hemphill

Co-Owner and President

Chapin Hemphill has been involved in Real Estate for most of his life. Born into the industry, he worked for his father’s home building business starting at an early age. After graduating college, Chapin spent nine years in the entertainment industry, where he ultimately started his first business managing and promoting performing artists. Eventually Chapin returned to real estate, to continue with a series of experiences that embody a well-rounded perspective of the industry.

Most recently Chapin founded a high-end boutique property management firm that services Silicon Valley, CA. He launched and successfully scaled the business to be the 5th largest (by gross revenue) franchise in the system. In 2020 the company experienced growth of 74% profit per unit and 22% revenue per unit. Chapin successfully exited in February 2021 with the sale of Keyrenter Silicon Valley at a premium multiple.

Chapin’s experience also includes strategic management of operations and growth of over 15,000 rental units which translates to approximately $4.5 billion in multi-family real estate portfolios. He has been involved in oversight of approximately $300 million in value-add renovations, real estate transactions, underwriting, asset management, and trust deed lending. And, Chapin has worked in both the conventional and the affordable housing sectors.

Having worked in upper management positions, Chapin also has extensive experience with staff management and team building, marketing, real estate budgeting and financial analysis.

In 2015, Chapin established Keyrenter Silicon Valley, a property management firm and Keyrenter franchise. Keyrenter Silicon Valley is based in Campbell, CA and services the greater Santa Clara County area. The property management firm was a natural complement to the other real estate activities that I was involved with and added a dynamic dimension to the highly valued real estate services and problem solving that I was already bringing to the local industry.

In 2019, Chapin Hemphill and Megan O’Leary co-founded Keyrenter New England, a property management firm and Keyrenter franchise. Keyrenter New England is based in Bedford, NH and services Southern New Hampshire.
